Modular building floor plans have come a long, long way since the days of the basic prefabricated rectangle. The industry has many years of experience now, and new methods, materials and standards have removed the earlier constraints.

Architects and designers now create plans and configure modular space with the same freedom as for a bricks-and-mortar building. Today, a modular building might be a bullet-proof security kiosk, a two-story modular in-plant office, or an 11,500 sf sales center.

<img alt="Corner Detail - Modular Office" title="Corner Detail - Modular Office"src="http://blog.pacvan.com/Corner-detail-modular-sales-office.jpg" width="160" height="236" align="right"/> Gone, too, are the drab exteriors of the early years. Any exterior that stick-built construction uses, modular buildings can replicate.
Stone, wood, brick, stucco... the owner of a modular building can choose virtually any exterior to suit their purpose, whether to match a developer's theme, blend with existing buildings (right down to "weathering"), or to reflect a business. The picture shows a detail of a stone and brick vendor's modular sales center and corporate office.

Interior design and finish have kept pace. On any given day here at Pac-Van, we can be working with clients to spec design and environmental requirements ranging from a modular dental office to a day-care center, a hi-security laboratory, a school computer lab, or an upscale modular residential sales office.

This is where a picture is worth a thousand words. You'll find good examples of the interior design possibilities in our photo galleries for modular sales offices, modular school buildings and modular medical buildings.

Depending on the planned purpose or environment, the design and construction options for modern modular buildings can include non-combustible construction... concrete floors... stairs, ramps, railings and catwalks... bullet-proof exteriors... extended ceiling height... sprinkler systems... security provisions... noise-reduction insulation... universal access... custom work areas... provisions for future extension or relocation.

In short, as we said at the start, anything bricks-and-mortar can do, today's modular buildings can match. With one big difference.

Just as they have throughout their evolution, modular buildings do it much sooner, for much less.

Experts today estimate that virtually every American has been inside a modern modular building - and few realize it. This is a testament to the enormous strides made by the modular building industry over the past 25 years. The untutored eye can no longer tell "stick-built" from modular construction. But it wasn't always so.
The impetus from the 1950s boom in residential applications carried the industry into 20 years of slow but steady expansion into commercial markets. Modular buildings of this period showed little hint of the sophistication that would develop later. Designs were still very simple, choice of materials was still limited, and modular buildings had to earn the trust of other potential users. It was the education field that provided the first major breakthrough.

Rapidly growing enrollments and crowded classrooms were an urgent nationwide problem, compounded by the time and cost of building new "stick-built" facilities. Educators sought a quick, inexpensive solution, and the portable classroom was soon a familiar fixture in schoolyards and campuses coast to coast.

During this period, modular buildings were also finding a market as temporary accommodation for field crews or for the military.

The pace of modular building evolution accelerated with the start of the 1980s. Much had been learned. New manufacturing efficiencies, new materials, and advances in on-site assembly enabled designers to create more sophisticated floor plans, and allowed shipping of larger prefabricated modules.

Over the past 25 years, this ability to customize size, configuration, external and internal finish and other options has developed to the point where modular buildings are virtually indistinguishable from stick-built.

Meanwhile, the historical advantages of prefab construction - rapid occupancy, low cost, and relocatability - have established modular buildings as a better business decision in virtually every field from education to industry, from modular church buildings or hospitals to modular sales offices, sports facilities, and more.

Today, modular construction is used in applications as diverse as McDonald's restaurants and the VIP staterooms aboard the world's largest, most expensive new ocean liner, the Queen Mary 2.

Where now for the industry? In their 2007 predictions, Reed Business Information forecasts three areas for strong growth.

In the Education sector, modular buildings are providing the solution to growing K12 enrollments, school district initiatives to reduce class sizes, and the increasing cost/sq.ft. of traditional construction.

In the commercial retail and general office sector, the primary influence in choosing a modular building, according to Reed Business Information, is "The reduced time frame... because speed-to-occupancy translates into profitability".

Reed cites Healthcare as the third major sector of predicted growth, in response to "An aging population causing hospitals and outpatient care clinics to expand services... with space at a premium".

In our next post, we'll look at the custom features and options available in a modern modular building.

Innovation in design, manufacture and construction continues to drive recognition for Pac-Van modular buildings.

March 21 2006, Indianapolis, IN - Pac-Van, Inc. has won taken First Place awards and an Honorable Mention at the Modular Building Institute's annual convention, adding to its long history of success in the modular building industry's most prestigious event.
The MBI Awards of Distinction are given annually to recognize the world's best modular building projects. The projects are scored in categories of: A - Architectural excellence; B - Technical innovation; C - Cost effectiveness/ energy efficiency; D - Calendar days to complete.

First Place: Renovation over 10,000 square feet
Initially designed as a sales pavilion for an upscale age-restricted community, the building was leased by the end user for three years through a third-party lender.

<img alt="First Place Over 10,000sq ft." title="First Place Over 10,000sq ft."src="http://blog.pacvan.com/first-place-over-10k-sqf.jpg" width="400" />

The lender subsequently purchased land, installed the building permanently and marketed it - an excellent demonstration of the versatility of modular buildings and the residual value one can expect from investment in modular products. Pac-Van Las Vegas Office

First Place: Temporary Retail under 2000 square feet
This modular information center is designed with a reception area reminiscent of an old fashioned ice cream parlor. Features include: stamped metal ceiling panels & matching crown moulding... granite reception counter with hand rubbed cherry casework & brass foot rail... custom tri-colored vinyl tile floor in a pattern, inlayed with the project logo. One private office, 2 restrooms, a topographic model area & storage area complete the interior space plan. Ceilings in the balance of the building are custom stamped 2'X2' suspended panels. Exterior is finished with clad board siding, with veranda porch on three sides. Structural parapets & trusses create a two-storey illusion. Custom scalloped asphalt shingles top off the gable roof, which sports a custom-made weather vane.

The technical innovation involved creating a two-storey building illusion within the constraints of shipping heights. Parapet walls topped with trusses create a hip roof, complete with faux windows and shutters. Jack Trusses create the porch and a trex decking material is used for the sweeping porch that surrounds three sides of the building. Pad-mount heat pumps with air handlers in the ceiling provide the climate control. While there is no access into the trusses, the building appears to have a useable second floor. A bay window was added on site to complete the look of site built construction. Custom exterior doors installed on site include transom stained glass. A sonotube foundation was used, allowing the units to be rolled onto the supports without use of a crane, saving thousands of dollars. A metered electrical panel and all mechanical ducting were factory installed, saving onsite costs. Air handlers installed in the dead space of the modular instead of in the trusses to save costs when the unit is relocated.

Honorable Mention: Temporary Health Care over 5000 square feet.
This 112x60 mixed-use building for counseling and rehabilitation of troubled youths housed at an adjacent secure dormitory. Designed with three 24x30 classrooms, with a 1-hour fire rated hallway separating classrooms from counseling center. The counseling center has 19 offices, a break room, and a large central work area. There are 4 restrooms in the building. Additionally, the site's slope was challenging, requiring 6' high piers on one end.

Security and safety can be an issue during tough counseling sessions. Each counseling office has an unbreakable Lexan window. Occupants can be viewed by a counselor supervisor, and violent behavior can be contained. One counseling room employs a two-way mirror for observation. All insulation was specified to code to meet the region's efficiency requirements. Wall hung HVAC units with plenum walls and fire dampers provide safe, efficient heating and cooling. Installation of concrete footers and CMU piers allows for future relocation, expansion and/or reconfiguration.

About Modular Buildings

      Part 1 - Early days

There's nothing remotely new about the idea of portable, prefab buildings. The concept is at least as ancient as the pyramids.

The pharaohs who built tombs to last for ever also had walls to last the night, knock-down prefab pavilions that accompanied the rulers when they were roughing it with the troops.

Fast-forward several thousand years, and we find the record of America's first modular building, a panelized wooden structure, shipped from England to Cape Ann in 1624 to house personnel
from the fishing fleet.
A couple of centuries later, with hopeful prospectors arriving by the thousands at the height of the California Gold Rush, prefab buildings were being shipped west by rail to provide accommodation.

Later in the 19th century, as industrialization drove explosive urban growth and Church congregations were squeezed for new space, builders merchants introduced prefab buildings formed from zinc galvanized or corrugated iron sheets, and the relocatable "Tin Tabernacles" were born.

But the evolution of modern modular buildings truly began in 1904, when Sears, Roebuck & Co, and Aladdin Readi-Cut Homes of Michigan, began selling and delivering build-it-yourself kits nationwide. From 1904 to 1940, the mail order industry as a whole would sell roughly half a million of these forerunners of today's sophisticated prefabricated buildings.

Modular buildings' first commercial application was probably in Wichita in 1928, a "movable steel" burger stand, 12 x 20 x 12'. This humble eatery was the direct ancestor of the classic Valentine diners, familiar landmarks along the highways of America from the 1930s on. 1930s Valentine Diner However, as World War II drew to an end, the modular building market was still primarily focused on residential, and poised for a remarkable period of growth. Returning servicemen were impatient to start a new life with home and family, and demand far outstripped the capacity of traditional building. The market was more than ready for lower prices and speedier occupancy, and modular buildings were, literally, a ready-made solution.

These early modular buildings were simple in design, and lacked today's high standards for materials and construction; but they served the country's needs, and some are still in use after 50 years or more.

The 40s and 50s housing boom was the impetus the modular building industry needed for the slow but steady evolution of new techniques and materials, and the gradual development of new commercial, industrial and institutional applications, that took place over the next thirty years.

Part 2 of this brief history will look at that period, and at the remarkable advances that have made today's modular buildings a better business solution in fields as diverse as the military, churches, modular schools, offices, modular hospitals, press boxes... and, yes, fast-food outlets. This is our fifth appearance at the Super Bowl. We were in Atlanta in 2000 for Super Bowl XXIV and in Tampa in 2001 for XXV. Following Jacksonville in 2005 and Detroit in 2006, Super Bowl XLI makes it three in a row.

There's always a buzz of excitement surrounding a project for a major national event, and we've served some of the biggest.. from the Kentucky Derby and Indy 500 to PGA tournaments or rock concerts. Location is not a problem for National Special Event Manager, Ryan Dillon, as he co-ordinates an event through our national network of 20 Branch Offices. In Miami, for example, it was our Orlando Branch that provided for CBS Sports' special requirements and managed the delivery and set-up of the leased complex of mobile offices and modular buildings.

We're taking our jobsite offices and storage solutions to the Indianapolis Show in January

January 17th and 18th are circled on our calendar for our first trade show participation of the new year. We'll be at the 2007 Midwest Builders Convention, with homebuilder's solutions for jobsite storage, temporary sales offices, and modular sales offices.

Pac-Van has a long history of working closely with home builders, meeting their real-world requirements for highly practical, time-directed, ROI-positive space and storage solutions.

Delivered to the jobsite as needed, and picked up when the job is done, a secure portable steel storage container or a mobile storage trailer is the ideal solution for safe, weather-proof, at-hand storage of builders' or subcontractors' materials and tools.

In the early stages of site development, a storage container or storage trailer with a custom finish also works as a jobsite billboard. (Our storage container photo gallery has more examples of custom paint finishes.)

Temporary sales offices are another ideally suited solution for the home builder, for the practicality of a relocatable office, and for the head start they provide for generating sales.

A temporary sales office can be on the spot, open for business and selling before ground is broken. The mobile sales office can then serve until the last lot is sold... or until replaced by a modular sales office.

With multiple projects in different locations, a temporary sales office can also be scheduled to be moved and reopened elsewhere.

Whether as their day one office or to replace a portable sales office, our homebuilder customers select a modular sales office for two sound business reasons, time and money!

Once again, it's a matter of being up and earning earlier. Make that much earlier, with typical cost savings of 40%, and occupancy in as little as half the time of traditional stick-built construction.

A Pac-Van standard 24 x 60'< modular office can be easily and extensively customized, inside and out, as these two examples show.

Design-building custom modular sales offices for home builders has long been a special Pac-Van expertise, and has earned us a name as one of the best in the industry, plus the peer Awards to back it up. (You can see many of our Award-winning designs in our sales office photo gallery.)

Depending on their needs and capital budget, homebuilders can either lease or buy a Pac-Van temporary modular sales office, and our customers who build in more than one state know they can count on identical quality buildings and dependable service from any of our 20
locations.

If you're coming to the Midwest Builders Convention, stop by Booth 225 in Hall C, and ask us about our mobile and modular jobsite space and storage solutions. (And don't forget to enter our Drawing for an iPod Shuffle.)

See you at the Show.

'Tis the season when stock rooms bulge at the seams, boxes pile in the aisles and atop the racks, and retailers turn to Pac-Van steel storage containers to store their extended inventory for the holiday season.

It's a highly practical and budget-friendly choice. A 14g all-steel storage container (a.k.a. shipping container or connex box) creates instant, lease-by-the-month cubic space-secure, weather and vandal proof, and right at hand.

Steel storage containers make sound business sense as a planned, short-duration cost. Lease-by-month lets our retailer clients terminate their lease when the crush ends and the container is empty, purpose served. One call, and we'll be there to pick up.

For store managers, the advantages of having extra on-the-spot storage space emerge in stockroom efficiencies and, importantly, in customer service and satisfaction at a madly busy time.

With their merchandise immediately available in a storage container-not stored miles away at a distribution center-their customers go home with purchases in their hands, instead of a shipping date.

The security of an all-steel storage container is another factor for our retailer clients. Unlike aluminum containers (that can be broken into with a large box knife), as our storage container page says, a Pac-Van steel container has "serious construction, serious security".

Heavy 14g steel throughout, with a wooden floor, and heavy cam rods on the doors. Supplemental, virtually indestructible rod locks can also be installed. We also fit containers with shelving. (Check our storage container FAQ for detailed information.)

If you're a retailer looking for an answer to holiday inventory overflow, Pac-Van has 20 locations that can easily deliver a storage container to your store's back door. The PV Office Locator at top left will take you to your closest branch.

Pac-Van, Inc. named a 2004 Indiana Growth 100 Awardee for eighth year

(Indianapolis, IN) -- The Johnson Center for Entrepreneurship & Innovation, a division of Indiana University’s Kelley School of Business, recognized Indiana’s leading high potential, high growth companies at its 11th annual Growth 100 Dinner and Awards Banquet Wednesday, October 27 at the Indiana Roof Ballroom in Indianapolis.

Pac-Van, Inc., of Indianapolis, was among the winners. Pac-Van has received the Growth 100 Award eight times, making them one of two companies who have ever been named to this prestigious list for eight years.

Pac-Van, Inc. was founded in 1993 and currently employs 46 persons from Indiana and over 165 employees nationwide. Ted Mourouzis, Chief Operating Officer, states that he is proud to be recognized as an Indiana Growth 100 Company. “Besides the personal satisfaction, we see this award as a testament of the dedication of our entire team. We've managed to continue our growth in a tough economic environment the past few years. We’re thrilled to be named a part of this elite group of Indiana businesses for the eighth time in our eleven year history.”

The Growth 100 award honors Indiana’s rapid growth, high potential entrepreneurial companies. Nominees for the award must be privately held Indiana businesses and have at least $500,000 in annual sales or have raised a significant amount of funding. This year, 88 highly qualified companies were carefully selected from across the state. Growth 100 companies are identified through an analysis process that is based upon High Performance Organization research conducted by The Johnson Center.

“This year’s 2004 Growth 100 awardees have a combined 2003 sales total of more than $1.17 billion, with an incredible growth rate averaging 58 percent,” said Tom Hustad, interim Director of the Johnson Center for Entrepreneurship and Innovation at IU’s Kelley School of Business. “To be able to build this type of momentum in such a challenging economic climate is quite a feat.” “These companies are a vital, central contributor to the state. Combined, they employ more than 8,600 Indiana residents, and have increased their employment numbers by an average of 33% in the last three years. With the state experiencing an overwhelming loss of jobs through an equivalent period, this is quite remarkable.” Hustad adds, “We recognize these companies because they represent the entrepreneurial spirit of Indiana business, working to enlarge the state’s role in the national and global corporate arena.”
